| What can a seller do in slower market? What are the secrets to making your house more appealing? Well here are some quick and easy ideas to make your house sell faster!
Removing Objections: Objections are reasons prospective clients aren’t buying your house or condo. By removing as many objections as you can before the buyer gets to your house you increase you chances of having a sale. 1. Touch up the pai… A gallon of paint and little time is worth more than someone walking away of your house. The scuff marks in the hallway and little chips are barely noticeable to you but they stand out like neon signs to buyers. Touch up painting can go a long way towards removing this objection. 2. Deep Clean… Scrub those floors, steam the carpets, clean the fridge and oven, and hire a window washer. This can be tricky if your property is rented but offer to hire a professional cleaner to come in and give the property a shine. 3. Handy Man or Honey Do’s… are there little things you have been meaning to get to for so long you’ve forgotten about them? Face plates should be on all electrical switches or better yet get some new ones. If the ceiling fan wobbles have that looked at and repaired. Some times it is well worth the effort of having the property inspected by a professional and then making the repairs based on that inspection. The time and money spent here will make future negotiations much smoother! De-Personalizing the House: While you may love your family photos and knickknacks they might turn buyers off. 1. Pre-Pack… This may be the perfect time to pre-pack the house. Making your house less personal allows the buyer to imagine their furniture in your house. Seeing where they would put their pictures is the first step to writing an offer. 2. Check your color scheme… Does your daughter have a pink palace bedroom? While that works for you, the buyer might have son or want to have a home office and lack the imagination to see beyond the pink. 3. De-clutter… The take out menus on the fried, magazines (or makeup) in the bathroom, mail, newspapers and anything else you don’t need should be removed and placed in a drawer, closet, or the trash! Getting “Show Ready”: Finishing touches make the difference between good offers and low offers. 1. What can I change… Having new door knobs, towel racks or even ceiling fans are great upgrades that are inexpensive and easy to do. Little changes can make an older house or condo look modern and sets you apart from the others. 2. Flowers and Scents… Having fresh cut flowers and scented candles or potpourri give a special touch to a house. 3. Turn on the lights… If you are expecting a showing open the drapes and turn on the lights. While the light interferes with the glare on the TV it makes the house look welcoming. |
